Agency representation is your choice

GtProperties believes you, our client, will be best served when you possess an understanding of the working relationships available with real estate brokers and by selecting an agency relationship that you find acceptable.

These are your choices

1. Seller’s Agent. When you see a sign in a yard or an ad in the paper and call the agent listed, you are talking to a Seller’s Agent”. This person works to promote the interests of the seller and to get the best price for this seller. If you work with this agent, there is no contractual agreement between you and the agent. Although very helpful, this agent is bound by law to disclose any and all information pertaining to a potential buyer. So, if you share your thoughts and motivations, you are talking to the seller and not to “your” agent.
2. Buyer’s Agent. All real estate offices have buyer’s agents. Select one of them and all is well for you until you decide on a listing your “buyer’s agent” has been engaged as the “seller’s agent”. What happens to your agreement? At worst, you become a “customer” with no personal representation. At best, your “agent” is now a “transaction broker” and you have a good facilitator for the pending contract. How can your agent represent both opposing sides with the fiduciary loyalty that you originally desired?
3. Transaction Broker. This broker assists one or both parties of the real estate transaction without being an agent or advocate for the interests of either party. You have a very thorough and professional transaction albeit without an advocate or personal representation.
4. Exclusive Buyer Agent. This agent works for a real estate company that never takes a listing and has chosen to represent only buyers. By never representing a seller, there is never a conflict of interest in any real estate transaction. The buyer has 100% loyalty and representation for 100% of the transaction. This makes giving a negative opinion or critique possible rather than only disclosing defects.

Which would you prefer?

A Realtor that represents the Seller, a Realtor that represents both the Seller and the Buyer in the same transaction? Or, an Exclusive Buyer Agent that represents ONLY you, the Buyer.
